Alverna Apartments, a 60-unit senior housing complex
providing independent living within a retirement community offers a unique
blend of features that provides tenants with a comfortable living environment,
removing some of the responsibilities of home ownership.
Each apartment has a living room, kitchen, bedroom and
bathroom with approximately 540 square feet of total space. Kitchen appliances
are provided and each unit has a four-foot by four-foot storage area. For
the comfort of people with disabilities, six apartments have been specially
designed for easy accessibility. A noon meal is served, Monday through
Friday, for a reasonable cost. A wide range of activities, such as a garden
club, crafts, bingo and a monthly birthday party keep tenants as busy as
they choose.
Housekeeping and transportation services further enhance
the comforting quality of life at Alverna, while an enclosed courtyard
with its swing, flower beds and shrubs offers a beautiful outdoor experience.
Security
A security system, installed at the front door, is connected
to every apartment. Each bedroom and bathroom is equipped with a pull cord
as part of an emergency call system. A part-time housing manager, a “buddy”
system in which tenants look out for one another and access to Lifeline
services (through St. Gabriel’s Hospital) all help to create a secure living
environment.
Convenience
Alverna Apartments is located on the Unity Family Healthcare
campus next to St. Gabriel’s Hospital and St. Otto’s Care Center, which
are both connected by tunnel and enclosed walkway for year-round accessibility.
In addition, a parking lot with electrical plug-ins for
cars and a handicapped-accessible entrance, help to make life even more
convenient during the winter. St. Gabriel’s Hospital provides a wide array
of primary care and selected specialty care services while St. Otto’s Care
Center has a full service beauty/barber shop, a chapel and a highly regarded
adult day care program, in addition to traditional nursing home and rehabilitative
care services. Laundry facilities, a tub room, craft room, and workshop
as well as trash rooms on every floor all contribute to a convenient lifestyle.

Units
Each apartment has a living room, kitchen, bathroom and

are provided but tenants are responsible for their own furnishings. A four-foot
by four-foot storage area is located within each unit. Six apartments have
been specially designed to allow easy accessibility for handicapped tenants.
Rental
Assistance
Rental Assistance Applicants with extremely low income
are given priority consideration for occupancy. Financial assistance is
available through the U.S. Department of Housing and Urban Development
(HUD). In addition, there are limitations on the amount of income a tenant
receives, which determines whether they qualify for rent assistance. Qualified
tenants are expected to pay 30 percent of their adjusted income for rent.
To qualify for rental assistance, annual income must not exceed certain
income limits that are updated annually.
Qualifications
for Residency
Qualifications for Residency All applicants must be age
62 or older. Only one person needs to be qualified for a couple to be eligible.
